Property Description

Located at 12201 Blueberry Road in Whaleyville, Maryland, this property consists of approximately 44 acres of timberland improved by a singlewide modular residence built in 1999. The home offers three bedrooms and one and a half bathrooms and is equipped with mini-split heating and air conditioning, an electric stove, and an electric hot water heater. The property is served by a private well and a newer mound septic system with an approximately 10,000-square-foot Septic Reserve Area (SRA). The wooded acreage provides opportunities for hunting, recreation, timber management, and private rural living. Seller believes a small portion of the pine plantation was enrolled in the Conservation Reserve Enhancement Program (CREP) years ago. Buyers are responsible for performing their own due diligence regarding any current or prior program participation and any associated requirements, obligations, or restrictions. A recent survey is on file. The home was previously utilized as a rental property, and Seller is currently working to clean up the residence and surrounding area. The home and all improvements are being sold strictly AS-IS, WHERE-IS, without representations or warranties from Seller as to condition. Buyers are encouraged to conduct any inspections and due diligence they deem appropriate.
